Getting ready to list

Small decisions before listing often matter more than big ones after.

  • Repairs first. Fix leaks, soft spots, and anything an inspector will flag anyway. Elijah has worked in construction and property maintenance, so he can talk through which repairs are worth the money. He is not an inspector or appraiser.
  • Clean and clear. Empty counters, cleared closets and a mowed yard help buyers picture themselves there.
  • Gather paperwork. Deed information, any survey, and receipts for recent work make questions easier to answer.
  • Land sellers: know your boundaries, access and any easements before a buyer asks.

How pricing works

A price is built from comparable recent sales nearby, the property's condition, its location, the land, and current demand. Priced too high, a listing can sit and lose attention. Priced too low, you leave money behind.

A comparative market analysis (CMA) lays that evidence out so you can choose a price with open eyes.

A CMA is a real estate professional's opinion of value. It is not an appraisal.

Marketing your property

Good marketing starts with clear photos and an honest description. From there, your listing gets two kinds of exposure:

  • MLS and the big listing sites. Your property is uploaded to the MLS, where other agents and their buyers can find it. From there it is picked up by major sites including Zillow, Realtor.com, Homes.com and Land.com.
  • Facebook. Elijah advertises listings on his Facebook business page, which reaches people around Pearl River County where they already spend time.

At a listing consultation, Elijah will explain exactly what he will do for your property and what it costs, before you sign anything.
